Why should I get a home inspection?
A home inspection is one of the best ways to help determine a homes current condition. The inspector will help aid you in gaining additional knowledge by revealing potential problems with the home.
My home is brand new – Do I still need an inspection?
Absolutely. New homes can have various and sometimes even major issues too. Homes are built by people, and people make mistakes. A home Inspection is a great way to bring forward problems such as incomplete work or damages during the building process.
What do you look at during the inspection?
My goal is to identify deficiencies that could potentially affect your buying decision. We inspect all major systems of your property including: the roof, exterior, interior, structure, insulation, appliances, major systems such as electrical, cooling, heating, and plumbing.

Do I have to be there for the inspection?
It is highly recommended that you attend the inspection, though not required. This would be a great time for you to ask specific questions, and discuss your items of concern in person, while we are in front of it. If you are unable to attend the entire inspection (typically 3-4 hours) I would recommend you try to be there for the last 45 minutes so that we may discuss any deficiencies discovered and you can be shown them in person. If you are unable to attend at all, that’s okay too. I will provide you with a thorough report including pictures of any major concerns, and we can then have a discussion over the phone.
How long does a home inspection take?
Times vary depending on the size and age of the home. A typical Singular Home Inspection is 3-4 hours. These times and schedule are adjusted depending on the individual needs of each home inspection.
When will I receive my home inspection report?
Majority of reports are available within 24 hours. I strive to provide you a detailed, thorough inspection report in the evening of the same day of the inspection.

What if my home inspection report reveals problems?
All homes have problems, even the brand-new ones. Of course, that does not mean you shouldn’t buy one. My job is to educate you on all the issues I can discover, big and small, so that you can make an informed decision before moving forward with your buying of the home. A buyer can often ask for the problems discovered be corrected before moving in or negotiate a lower purchasing price to fix issues after acquiring the home.
Do you inspect pools?
No, not at this time. I can arrange to have a professional pool company inspect it at the same time as my home inspection.
Why can’t I have someone in my family who is handy inspect my home?
You could, but I highly recommend you hire a professional, even if it’s not me. Professional Home inspectors are highly trained, highly skilled, and rely on their instinct garnered through experience to identify issues in a home. Rather than hire a professional plumber, electrician, roofer, structural engineer, HVAC technician, and so on, you hire an inspector to bring to light issues that need correcting. And then if the issue needs additional diagnoses we will recommend an expert in that particular field to further evaluate/correct the issue. Besides, do you really want to rely on “uncle Joe” during one of the most significant purchase of your life?
What if I’m not satisfied with the inspection?
If you notify me within 48 hours after you receive your report that you are unhappy with it, we will refund you 100% of the inspection fee.
